What is a Tank Assessment?

A tank assessment is designed to identify enhanced risk associated with leaking underground storage tanks. The tank assessment consists of the installation of up to four soil probes around the exterior of the underground tank. These probes are retracted and soils from below the bottom of the tank are checked for evidence of oil.

Is it a long process? Will it hold up my closing?

No. As soon as we receive a request, we notify the appropriate utilities to mark out their underground utilities. This is the law, and it is designed to protect workers safety when digging or drilling in areas where electric or gas lines may be nearby. Once we have this clearance, the assessment will proceed and take only a few hours on your property. From your call to final report is typically four business days. For one or two day turnaround situations, Dorson can provide faster service, though some additional charges would apply as private mark outs would be charged for.

Is this the same as tank insurance?

No. This tank assessment is not tank insurance. Some insurance carriers require Dorson's tank assessment in addition to tank insurance.

Can it be used as a clearance for home buying?

No. This assessment is a screening program specifically designed for insurance companies. It provides data useful within the probability range of 90% for general leakage and 99% for catastrophic releases. It is a qualitative test performed by experienced assessors. Dorson in no way guarantees that this screening will absolutely identify all leaking tanks; and as such advises you that it is intended for the sole use of obtaining insurance from our partners in the insurance industry.

Can Dorson provide clean up if a leak is discovered?

No. Dorson can provide assistance by steering you to qualified contractors, if you request such assistance.

How often will this test be required?

If you care to have your tank periodically monitored for leaks, Dorson can provide that service through its annual monitoring program.
